Terms of Service

Effective August 22, 2026

These terms govern your use of the website at newlinemanagement.com and the property operations platform at app.newlinemanagement.com (the "Services"), operated by New Line Management LLC ("NLM", "we", "us"). By using the Services you agree to these terms.

Accounts and access

  • Platform accounts are created by NLM administrators or by invitation. You are responsible for the accuracy of the information on your account.
  • Sign-in links are personal to you. Do not forward them. A link signs in whoever clicks it.
  • We may suspend or remove access at any time, including when an engagement or vendor relationship ends.

Acceptable use

  • Use the Services only for legitimate property operations work you are involved in.
  • Do not attempt to access data belonging to other clients, vendors, or users.
  • Do not probe, disrupt, or reverse engineer the Services.

Vendor submissions

Vendors are responsible for the accuracy of applications, licensing and insurance documents, quotes, and invoices they submit. Submitting a quote does not create an engagement; work is authorized only by a written work authorization issued through the platform. Commercial terms between NLM and a vendor are governed by the applicable vendor agreement, which prevails over these terms if they conflict.

Client engagements

Property management services are provided under a separate written services agreement between NLM and each client. These terms govern platform access only and do not modify any services agreement.

Intellectual property

The Services, including software, design, and content we created, are the property of NLM or its licensors. You retain ownership of the information you submit and grant us the right to use it to provide the Services.

Disclaimers and limitation of liability

The Services are provided "as is" without warranties of any kind. To the maximum extent permitted by law, NLM is not liable for indirect, incidental, or consequential damages arising from use of the Services, and our total liability for any claim relating to the Services is limited to one hundred US dollars or, if greater, the amounts governed by the applicable written agreement between you and NLM.

Termination

You may stop using the Services at any time. We may suspend or terminate access for breach of these terms or where required to protect the Services or other users.

Governing law

These terms are governed by the laws of the State of Texas, without regard to conflict of law rules. Venue for any dispute is the state or federal courts located in Tarrant County, Texas.

Changes

We will post any changes to these terms on this page and update the effective date above. Continued use after changes take effect constitutes acceptance.
